14. Subject to meeting the marketing requirements of Lutley & Duchene, provide worldwide exposure for your property on the Internet with our exclusive customized marketing system.*

15. Explain local real estate procedures and regulations.

16. Show your property to buyers.

17. Utilize the regional MLS System of hundreds of offices to expose your property to potential buyers represented buy any licensed Realtor from any member Brokerage.

18. Utilize the technologically advanced and powerful resources of Lutley & Duchene International Realty to get you the results you deserve.

19. Submit to you all written offers, assist with negotiations, and provide an estimate of your net sales proceeds, so you understand all implications prior to any acceptance.

20. Upon acceptance of an offer to you, pre-settlement (escrow) activities throughout the closing process will be monitored as permitted by law or local practice.

21. Assist you in finding your next home, or offer to refer you to a licensed Realtor in another location.

This Seller Service Guarantee applies only to an Exclusive Right to Sell Agreement of not less than 360 days. If any terms or conditions contained herein are prohibited by local law, they shall be considered severed from this pledge and of no force or effect. In the event of any alleged breach under the terms of this Seller Service Guarantee, the seller (as a sole and exclusive remedy) may terminate the Exclusive Right to Sell Agreement, provided that Lutley & Duchene is given ten days (10) written notice of the reason for termination and an opportunity to cure the default during the notice period.
